If you’re an LA realtor and you haven’t closed in 30 days, I’m going to tell you something you probably don’t want to hear: the market isn’t the problem. You are.

Inventory is tight. Buyers are cautious. Rates haven’t moved the way people hoped. I get it.

These are real headwinds. But I’ve watched hundreds of agents work in the exact same market.

And the ones closing deals aren’t waiting for perfect conditions. They’re executing a system.

The ones who aren’t closing? They’re hoping something will change.

There are five specific things separating the winners from the stuck. And here’s the good news: every single one is fixable right now.

The Speed Problem: You’re Calling Too Late

Let me start with the obvious one. You get a lead. It’s 3 PM on a Wednesday. You think, “I’ll call back after I finish showing homes.” By the time you call back at 5 PM, that buyer has already talked to three agents.

With Zillow leads, you have a five-minute window. That’s not negotiable. Within the first five minutes, the buyer is actively shopping. They’re hot. They’re ready. After an hour, they’re cooling off. After three hours, they’ve moved on. You’re not competing on who’s the best agent.

You’re competing on who picks up the phone first.

The winners have a system for this. The lead comes in. They stop what they’re doing. They call immediately. That’s not heroic. That’s just a process. A rule. And the rule is: five minutes.

The Script Problem: You Have a Vibe, Not a System

This is the biggest one I see. You call that lead and you just… talk. You have a vibe. You’re friendly. You’re personable. And sometimes it works. And sometimes it doesn’t. You don’t know why because every call is different.

Here’s the actual problem with vibes: you can’t measure them. You can’t improve them. You can’t teach them to someone else. An agent with a vibe is hoping for conversions. An agent with a script is engineering them.

Let me show you the difference. Bad call (vibe-based): “Hey, I saw you were looking at homes in the area! I’d love to help you find something. When are you free?”

Good call (script-based): “Hey, thanks for reaching out. I noticed you were looking at homes on Zillow. Quick question-are you currently working with an agent, or are you looking solo?” [They answer.] “Great. Tell me, what’s driving your interest in the area right now?” [They answer.] “Understand.

Here’s what I’m seeing in that price range… [specific numbers]. Does that change anything for you?”

See the difference? The second one asks questions. It listens. It shows competence with actual information. It moves toward an appointment. The vibe version hopes they like you enough to say yes.

A script doesn’t make you sound robotic. A good script makes you sound like someone who knows what they’re doing. And that books appointments.

The Pipeline Problem: You Don’t Know Your Numbers

If I ask you right now, “How many active leads do you have?” and you can’t answer in 10 seconds, you don’t have a business. You have a hobby.

This sounds harsh, but it’s the truth. A real business knows its metrics. You should know: how many leads are in your pipeline right now? Which ones are moving to appointments this week?

Which ones are in contract? How many of your leads actually convert?

If you don’t measure it, you can’t manage it. And if you can’t manage it, you can’t improve it.

The winners track everything. They know exactly where their leads are and why. That visibility lets them focus on what’s actually working instead of guessing.

The Showing Problem: Process vs. Vibes Again

You’ve booked the appointment. Buyer shows up. You show the house. They ask questions.

And you kind of… handle it. Or you don’t. Maybe they leave interested. Maybe they don’t. You’re not sure what changed their mind.

The winners have a process. They know exactly what they’re going to say when they open the door. They know the property’s strengths and weaknesses. They know the three most common objections they’ll hear and exactly how to handle them. When someone says, “The kitchen is outdated,” they don’t improvise. They have a response. They’ve said it 50 times. It’s locked in.

That’s not robotic. That’s prepared. And prepared agents close more appointments.

The Accountability Problem: Nobody’s Listening to Your Calls

This is where most agents miss the biggest opportunity. You’re making calls every day. But you’re the only one listening to them. So you have no idea what you’re doing wrong.

Let me show you what this looks like. You have a call where the buyer sounds interested but doesn’t commit to an appointment. You think, “They’re just not ready yet.” But if someone actually listened to that call, they’d hear exactly where you lost them. Maybe it was when you didn’t ask a follow-up question. Maybe it was when they mentioned price and you didn’t have an answer. Maybe it was when you should have asked for the appointment and you just… didn’t.

You can’t see that blind spot yourself. You were there. You thought it went fine. Someone objective listening to that recording would hear three specific places where you left money on the table.

At Power, we review calls every single week. We listen. We point out the exact moment the buyer went quiet. We show the agent what to say instead. And then they try it on the next call.

And it works better. That’s the difference between hoping you get better and actually getting better.

We also go on appointments with agents in shadow. We see the showing. We hear the objection. We watch the agent handle it. And then afterward, we tell them exactly what worked and what didn’t. That’s coaching. Not once a quarter. Every week.

The Pattern: You’re Trying to Wing It

Do you see what connects all of these? No script. No process. No tracking. No accountability.

You’re showing up every day and hoping it works out. Some days it does. Most days it doesn’t.

The winners aren’t winging it. They have systems. And the systems are what close deals, not talent. Not luck. Systems.

Why This Matters Right Now

Inventory is tight in LA. Buyers are cautious. The agents winning right now aren’t the ones with the best listings or the fastest market. They’re the ones with the best systems. They call within five minutes. They have a script that moves buyers toward appointments. They know their pipeline. They prepare for showings. They get their calls reviewed.

On the buyer side, motivated buyers are still moving. They’re just more selective. Your job is to show them you’re the right person to help. That doesn’t happen with vibes. It happens with knowledge, preparation, and follow-through.

On the listing side, sellers without a reason are sitting tight. But sellers who need to move are listing. And they’re listening to the agents who sound like they know what they’re doing. Agents with numbers. Agents with a plan. Agents with a process.

The Fix Is Simple. But It Takes Discipline.

Stop winging it. Get a script and practice it until it feels natural. Track every lead in a system so you know your numbers. Show up to appointments prepared, not hoping. Get someone to listen to your calls and tell you what’s actually working.

These are the five fundamentals. Do all five, and you’ll close deals. Skip any one of them, and you’re hoping again. And hoping doesn’t close deals.
