If you are evaluating real estate teams in Southern California, one of the first questions worth answering clearly is whether the team actually provides leads, and what kind. A lot of teams claim to have a lead system. What that means in practice varies significantly.
At Power Real Estate Group, the answer is yes. We provide company leads. Here is exactly what that means: where the leads come from, how they get to you, what the options are, and what you should realistically expect.
What “Company-Provided Leads” Actually Means at Power
Power spends hundreds of thousands of dollars every year on lead generation. That is not a marketing line. It is the budget that funds the infrastructure producing the leads agents work. When you join Power, you are not starting from zero and cold-calling your way to a pipeline. You have the option to plug into a lead engine that is already operating.
The leads come from five distinct sources.
Zillow Preferred
Power is a Zillow Preferred Partner, holding both buyer-side and seller-side Zillow programs across three markets: Orange County, LA County and Riverside County. Zillow has over 200 million monthly visitors on its platform, and Power receives close to a thousand leads per month from Zillow across our service areas. The seller-side Zillow program in particular is more limited, and fewer teams hold it, which is a real advantage on the listing side.
PPC campaigns
Pay-per-click advertising that drives inbound inquiries from buyers and sellers directly into Power’s systems.
An in-house ISA team
ISA stands for Inside Sales Agent. Power’s ISAs make first contact with leads, qualify them, and hand off warm opportunities to agents. When an ISA hands off a lead that eventually closes, a 5% ISA fee applies to the deal economics.
Open houses from office listings
Leads captured through Power’s active inventory at open house events.
Direct referral platform partnerships
Including Clever, Vende Tu Kasa and similar platforms that refer clients directly to Power agents.
Leads Are Optional, Not Mandatory
Here is something that often surprises agents coming from teams where the company lead system is the center of everything. At Power, company leads are completely optional.
If you are already a strong SOI (Sphere of Influence) producer, meaning you have an established network, past clients and personal referrals coming in, you can join Power and focus entirely on your own pipeline. You would still access Power’s training, tech stack, team lead support and infrastructure. You just would not be taking company leads if you do not want or need them.
This matters because it tells you something about how Power is structured. It is not a team where you depend on the company drip to survive. It is a platform where the leads exist for agents who want them, and the other infrastructure exists for everyone.
Which Lane Do Company Leads Fall Into?
Power runs a three-lane commission system. Where a lead comes from determines which lane it falls into, and the lane determines your split.
Leads from Power’s ISA team and organic office channels, where no external vendor is owed a referral fee, fall into Lane 2. Your split is 50% of the gross commission. You pay Real Broker’s 15% toward your Real cap on those deals, plus applicable fees.
Leads from Zillow, Clever and other paid referral platforms fall into Lane 3. On those, the referral fee (40% on Zillow) comes off the top first. After that, your split starts at 50% and improves permanently as you produce: 50% on deals 1 to 5, 60% on deals 6 to 10, and 70% from deal 11 onward, for life on that lane.
Your own SOI deals run through Lane 1 at an 80/20 split, where Power covers Real’s 15% on your behalf.
The Transaction Masters TC (Transaction Coordinator) fee of $550 applies per deal across all lanes.
When Do You Start Receiving Leads?
Lead access is tied to where you are in Scrimmage, Power’s onboarding training program.
Agents who have closed five or more transactions in the last 12 months qualify for the Accelerated Scrimmage track, which runs over approximately one week. During that week your full tech stack gets set up and you certify on scripts and systems. Some Accelerated track agents receive leads the same week they join Power.
Agents who have not reached that threshold go through the full Scrimmage, which takes three to four weeks. Lead access opens once you complete the program and pass certification.
The reason for this sequence is straightforward. A Zillow lead that goes to an agent who does not know the scripts, the CRM or how to set an appointment does not convert. It is wasted for the agent, bad for the client and a loss for the team. Scrimmage exists to make sure leads go to agents who are ready to work them.
What to Realistically Expect
Up to 20 leads per month is what agents at Power have the opportunity to receive. That ceiling is performance-based. Agents who convert at Zillow’s standard 5% conversion rate maintain their volume. Agents who fall below it see their volume adjusted.
As agents grow busier, many of them intentionally take fewer leads. When you are actively managing 12 client relationships, adding 20 new contacts a month can dilute your conversion more than it adds. The agents building consistent volume at Power have learned to match their intake to what they can actually work, not just to what they can receive.
Company leads are a tool. They are a real one, with real volume behind them. How much of that tool you use depends on your production capacity and the business you are trying to build.
A Note for Agents Outside Southern California
Power Real Estate Group operates in Orange County, LA County and Riverside County. If you are in SoCal, the direct path is to schedule a call with Power. If you are outside SoCal, you can join Real Broker with Power as your sponsor. That means building your business in your own market on Real’s platform, without the Power company lead system, but with access to Real’s full brokerage infrastructure.
If you want to talk through what lead flow would actually look like for your situation, your production history, your county and your availability, book a call and a Power Growth Advisor will walk you through it.
The lead system is real. The question is whether it fits the business you want to build.
