Rip has been with Power since August 2022. Before that, he wasn’t at another brokerage, but he had done real estate lead generation, and he’s clear about the difference between that work and what comes through Power’s system now.
Bottom of the funnel, not cold clicks
The leads he used to generate were top of the funnel: people who clicked an ad, maybe curious about a property, not necessarily ready to buy or sell. What comes through at Power is different.
The leads here are bottom of the funnel, where it’s people that raise their hand and say, “Hey, I want to go check out this property, this time, at this day.” It’s people that are already motivated.
That distinction, he says, is why the leads convert at a much higher rate.
A showing in Bellflower that became a two-year friendship
One of Rip’s clearest success stories started as an ISA lead in November 2022: someone who wanted to tour a home in Bellflower. It wasn’t a fast close. Over the better part of two years, Rip kept showing him homes, working through what fit and what didn’t on payment and terms, never dropping the thread. They finally closed the week before Rip recorded this story. He calls it less a success story and more a friendship story: they celebrated with carne asada and beers, and he expects to stay close with that client for life.
Training five days a week, and a team behind every question
Rip trains with his team five days a week, every week of the year: role play in the morning, then sessions built around wherever an agent is in their business, from mastering the phones to running a buyer’s consultation to handling a listing appointment. He singles out the daily and weekly accountability check-ins as the thing that keeps him honest about his own numbers, conversations, and appointments, because, as he puts it, the only person who can hold you accountable is yourself, and that’s easy to get lazy about without someone else in the loop.
Day to day, Follow Up Boss and RealScout do the heavy lifting. RealScout lets him send listings clients can react to directly, which he’s used to re-engage leads who had gone quiet. He describes the culture here as more family than colleagues, a team-oriented office where agents cover each other’s appointments and help re-engage each other’s leads rather than guard their own book.
If a system that hands you motivated buyers and sellers, real accountability, and a team that backs you up sounds like what’s missing from your business, book a call and see what it could look like for you.
